Section 8 Landlord Information

ATTENTION PROPERTY OWNERS The Town of Islip Housing Authority is seeking Landlords and Property Owners that would like to learn how to effectively list and prepare your RENTAL property for Section 8 Recipients and be compliant with source of income discrimination prohibitions.

As a property Owner with a unit to lease, you can submit information about your unit below, either printing and sending the form in OR use the NEW feature and complete the form online and submit it. The HA will provide the listings as an added benefit to participants searching for a new unit.

Program Benefits

  • Although the LL and participant will establish a LL/T relationship, there are added benefits for both the LL & T
  • Annual or special unit inspections by the IHA staff to help ensure Housing Quality Standards for all interested parties.
  • Timely rent subsidy payments.
  • Large pool of eligible participants.
  • Annual rent increases are considered consistent with market trends and program regulations.
  • Two-week lease up process in most instances from notification to lease signing.
  • Payment continuation in the event of an eviction (in accordance with HUD regulations as may be applicable)
  • If the unit is going to be rented, the protections and mutual benefits are enhanced by leasing to a program participant.

Thank you for your interest in the Section 8 program. The Town of Islip Housing Authority requires that subsidized units be issued a Rental Permit from the Town of Islip. you can apply for one, information is available on The Town of Islip Website

Once and if a rental permit is issued, you can seek to lease your available unit privately and/or in our office. Our office listing is provided to families on the program currently looking for a unit. There is
no pre-approval requirement, inspections and the supporting documentation are requested when a family submits a request to lease a unit. The HA does not provide a participating family for the unit, the families on the program choose to submit a request to lease a unit.
